The AVR Group has apparently decided to abandon its plans to build the 850,000 square foot Brookhaven Walk Shopping Mall on the west side of CR 46, William Floyd Parkway. The site is within the Compatible Growth Area of the Long Island Pine Barrens.
Instead, the group now plans to ask the Town to rezone once again. The new application for new change of zones will now include the property approved for the shopping mall along with the old Parr Meadows Racetrack. Clearly the new proposals are more intense, and will add residential density to the site. They will also require several changes of zone approvals. The most recent tentative proposal calls for some shopping at the original Brookhaven Walk location, but AVR now proposes to use the same 850,000 square footage for a scaled down shopping plaza surrounded by office buildings with a main thoroughfare to be constructed throughout the site. The most recent plans now also include another hotel, (not to be confused with the 7-story wonder proposed in the Brookhaven Empire Zone on the southeast side on the William Floyd Parkway and the LIE at Exit 68 by the Pinnacle Hotel Group). In addition the new site plans will also include "affordable housing", rentals and a PRC on the old racetrack property.

The AVR group will present its latest plan ideas for the properties it owns off the LIE @ Exit 68 to the public at a meeting on
Wednesday June 10th at the Yaphank Taxpayers and Civic Association. The meeting is scheduled to begin at 7:30PM at the Yaphank Fire House on Main Street in Yaphank.
All interested members of the public are welcome, and local civics groups should all arrange to attend.
